Free Home Staging Cleaning Checklists
When selling your home there's one thing that has to be a top priority... your house has to be clean. It's got to be squeaky clean so that it sparkles, shines and smells fresh. Unless you're looking for an investment property to rehab or a fixer upper, buyers will take note on a homes cleanliness. Buyers want a pristine home, that they can move right into. Can't blame them for that, and the houses that I've seen that have sold the fastest have been the ones that literally outshine the competition.
I always advise home sellers to do a one-time deep cleaning, and then you will only have to do light cleanings thereafter. If you don't have the time to clean, I would recommend hiring a professional house cleaning service that offers this type of service. Make sure that they have some or all of the following: references, is bonded, insured and accredited with the BBB.
If you are a DIY'er and prefer to do the cleaning yourself, I have found a really thorough checklist of room by room instructions. I've seen a lot of lists over the years and really like these, they even tell you what tools and products you can use.
Don't forget the outside. Curb appeal is initially what draws buyers to your home, it's what peaks their interest. If they don't like the outside, chances are they won't bother with the inside.

Tips On Clutter Clearing Before Staging Your Home
Tips On Clutter Clearing Before Staging Your Home
Decorate with Intention: Clutter Clearing 101
Before we dig in, it is important to understand what we are up against. What is clutter exactly? Excess stuff, right? Well sure, but more than that, clutter is a sign of procrastination. It is the bicycle you've been meaning to have repaired, the books that need to be returned to the library, the hideous vase from Aunt Mildred you can't bear to throw out, and the heaping piles of paperwork that need sorting. I think this is why we find it so hard to declutter. It requires a lot of decision making, some that you may have been putting off for years — no easy task. Let's begin by setting an intention to fearlessly face the decisions that need to be made. You can do it!
1. Get motivated. Clutter clearing can be physically and emotionally exhausting, so now is the time to gear up and fuel your motivation. Tear out images from magazines, or create an ideabook on Houzz that you can refer back to when inspiration flags.
If you enjoy keeping a journal, here are a few questions you might like to ponder over a mug of hot tea before getting started:
If you enjoy keeping a journal, here are a few questions you might like to ponder over a mug of hot tea before getting started:
- How would clearing the clutter from my home make life easier?
- What will be the most challenging area to work on?
- In three words, how would you like your home to feel when this is done?
- My intention for this project is: _____
by Chloe Warner
by Chloe Warner
2. Pick the low-hanging fruit first. Get started on the right foot by making a quick sweep of your whole house, pulling out the obvious clutter. This includes items going to the trash or recycling, things you have been meaning to return to other people, and other things you know you want to be rid of.
This step is meant to be easy and lightning fast. Put on upbeat music, grab a few bags or bins, and set a timer for 15 minutes. I am always amazed at how much better my home feels after a short clutter-busting spree!

3. Pretend a camera crew is coming over. This is a fun little mental trick to play: Imagine that your favorite home design magazine is sending a full camera crew over to photograph your house for the cover story. What would you hide? How would you change your furniture arrangements or displays? Once you have made a room "camera ready," consider making some of the changes permanent.
4. Repeat after me: less is more! If you find yourself using "But I might need this one day... !" as an excuse, this step is for you. Be honest. Do you really need two dozen ratty old towels, or will four nice fluffy ones for your family and two extras for guests do? When you winnow down to what is truly needed, loved, and used, you will begin to find cupboards and shelves opening up and daily tasks becoming a little easier.
5. Separate emotional clutter from the gems. I am not going to tell you to get rid of Grandma's wedding dress or those bins full of your child's artwork. The point here is to be intentional about what you are saving and why. Items that you want to be able to pass down to your children should be stored properly to avoid damage, while other mementos could be put on display where you can appreciate them on a daily basis.
On the other hand, beware of memorabilia that carries negative emotions, like photos of exes, gifts you feel guilty for hating, and diaries from really low points in your life. Out they go! There, doesn't that feel good?
On the other hand, beware of memorabilia that carries negative emotions, like photos of exes, gifts you feel guilty for hating, and diaries from really low points in your life. Out they go! There, doesn't that feel good?
6. Curate your collections. Collections can be wonderfully creative additions to your home, but they have a tendency to get out of hand and lose their impact. The solution is twofold: curate with purpose, and create intentional displays. By narrowing down the focus of your collection — white ironstone, say, or plates featuring birds — you can create a more interesting and cohesive collection.
Then, find one location where you can fit all of the pieces in one display for maximum impact. Still have too much? Try selling a few pieces on eBay or locally.
Then, find one location where you can fit all of the pieces in one display for maximum impact. Still have too much? Try selling a few pieces on eBay or locally.
7. Make your bedroom a sanctuary. As the least public room in the house, it is all too easy to let the bedroom become neglected. Piles of dirty laundry on the floor, unread magazines spilling out of the bedside tables, dust bunnies, shopping bags, children's toys, you name it, it ends up here. Which is a shame, because having a tranquil bedroom can promote restful sleep and help reduce the stress of busy days — something we all can use, right?
The good news is, while other rooms may be difficult to pare down because they must perform so many functions, the bedroom is pretty simple. All you really need are the essentials: nice bedding, lighting, a hamper, alarm clock, and perhaps a scented candle or small vase of flowers. I'm going to take my own advice this weekend and spruce up my bedroom!

All you really need are the essentials: nice bedding, lighting, a hamper, alarm clock, and perhaps a scented candle or small vase of flowers. I'm going to take my own advice this weekend and spruce up my bedroom!
8. Give frequently used items pride of place. As you move through each room, think about which tools you reach for most often and try to put these items within easy reach. Place your favorite long-handled wooden spoons in a crock on your counter top and a pot of fresh herbs in a sunny window near the stove. I am constantly surprised at the beauty in useful objects, artfully displayed.
9. Involve the whole family. Sigh. Not so easy, I know, but so important! Encourage children to fill a box with old toys and clothes to bring to a children's charity. If it seems difficult, try timing the big giveaway before a birthday or major holiday when new toys will be rolling in. Once you have purged your home, set up new systems in key areas used by all. Baskets and hooks in the entryway or mud room and bins at the foot of the stairs would be great places to start.

10. Maintain your space. Think about instituting a "One In, One Out" policy in your household. By letting something go each time you bring in something new, you can easily stay on top of the clutter in your home before it reaches epic proportions. For instance, if you purchase a new pair of sneakers, toss out an old pair; when you buy a new book, choose one you've read to donate to your local library.

Fast Sale on 4 Homes Redesign Etc. Staged in Houston & Galveston
Fast sale on 4 of the homes Redesign Etc. staged in Houston & Galveston in March & April 2012. Wow, that's the fantastic news we received last week about four different properties in and around the Houston area. Who says buyer's aren't out there? The home sellers were worried they were going to be sitting on their properties for a while, maybe all summer.
1) Not so, one of the Galveston houses that we conducted a DIY consultation for sold the day after they put it on the market.
"Cindy, the seller took your advice, and the house had a contract within one day. Great job!"
2) The second Houston home needed a DIY consultation, and a little rearranging assistance from us, it sold in just a few days after the "For Sale" sign went up in the front yard.
"The first week! Thanks to you... You are awesome!"
3) The third house, was semi-vacant, so we added some furniture and accessories, and staged what was left in the remainder of the house by the owner. He had already moved from Houston to his new location. The house sold in just a few days to the second buyer that looked at it.
"Thanks again for the great job. Buyer was 2nd viewer."
4) This was a Bellaire home that we consulted on and recommended cosmetic updates, mostly in the kitchen. Some curb appeal and other areas that needed freshening were addressed. The owner did everthing we suggested. We then staged the vacant property with our staging inventory of furniture and accessories. The seller had a contract in a week!
"Cindy, Just a heads up - we have signed a sale contract!"
All of the homes that Redesign Etc. Home Staging consulted on or staged had competitive homes for sale in their areas that had been on the market for months, if not longer. Staging made a huge difference. The sellers are thrilled that their homes sold so fast, especially in this buyer's market.
If you have a Houston area home for sale, or are thinking about selling, contact us to book a home staging consultation...it will be the smallest home investment with the biggest return you will make.

Redesign Etc. Home Staging Before & After Photos - Houston
Before Photo of Kitchen (Click Photo to Enlarge)
DIY After Home Staging Consultation (Click Photo to Enlarge)
Starting next week Redesign Etc. will start posting photos of before and afters of homes that we have staged or consulted on and the home sellers have staged. We have over 3000 photos, so we thought it time to get some of them out there.
This will give you an idea of what we do, and the difference our home staging services in and around Houston can make. There will be condos, town homes, single story, two-story, three-story, estates, commercial properties and even a skyscraper! There will be examples of "Vacant" Home Staging, Occupied or Redesigning to Sell, Investment Properties, Builders Models and DIY Homeowner stagings, (after our Home Staging Consultation service).
Here is a sneak peak of an owner occupied home that was in the process of staging after a consultation. The homeowner did everything Redesign Etc. recommended. After using their own items and purchasing a few decor pieces that we suggested, the home was ready to sell. You now notice the upgrades that differentiated this house from it's competitors. The granite, stainless steel appliances, large tile and new light fixtures. They pulled everything together and sold this lovely home to the first buyer's that looked at it.
Meanwhile, two other League City, TX homes on the very same street had been on the market for a year and were still for sale months later.

Working with Deer Heads and Horns When Staging & Decorating is it a Battle of the Sexes?
Working in the Houston Texas area, I see quite a few deer heads, horns and exotic animals. The hunters I've met have quite a passion for their trophies on the wall.
I've learned to incorporate then into their homes when decorating, especially for move-in decorating and they look fantastic.
When it comes to home staging, I've found that they can be used tastefully and subtly to enhance a room, more so with the horns vs. the entire head.
I don't want to sterilize a home when staging, but leave some personality in it while still making it neutral and appealing to potential home buyers.
Some nice examples below:

Still Have a Home For Sale in League City, Friendswood or Clear Lake TX ?
If you have a home that has been on the market in League City, Friendswood, or the Clear Lake area for a while or are about to list your home for sale. Instead of reducing the price, or starting out with a lower list price than you wanted to, think about the option of home staging.
Sure, you can probably clear the clutter, but staging goes further than that, alot further. We start with a home staging consultation, which is a thorough assessment of your house with a buyer's eye. After all the changes have been made and necessary repairs has been implemented, furniture and accessories will be brought in or your existing ones will be used and rearranged to enhance your homes features.
How much are you spending on mortgage payments, insurance, maintenance, taxes & HOA's? Not to mention the stress of owning two homes in a down market.
Give us a call today to find out what your options are. You may be surprised how home staging can help you be on your way to selling your home...no more payments and no more stress!

Houston Home Sellers...Vacant Home Not Selling?
- Has your vacant home been on the market for over 3 months?
- Are you getting traffic through your vacant home?
- Have you had an offer on your vacant home?
- Do the empty rooms need defining?
- Are the empty rooms cold and uninviting?
- Is your vacant home another plain vanilla box?
A vacant home needs to be staged. Hiring a professional stager to bring in furniture, accessories, wall art, greenery, bedding, linens, rugs, lamps and more will set your home apart from all of the other plain, vanilla boxes.

Home Stagers Add Value to a Home
I did a consult this weekend, with some staging, and the homeowners couldn't believe how the changes had made such a big difference. They both commented that they would have never thought of doing these things and were so glad that the suggestions made were doable. And best of all the changes were only going to cost a few hundred dollars to get their home completely ready to put on the market.
Staging doesn't have to break the bank. They needed a few accessories, greenery, paint and accent pieces after we repositioned their furniture and we used items from other rooms, including wedding gifts that had been in a closet for years!
A home staging consultation is all this couple needed to pull everything together. They are now well on their way to being competitive with the new homes still being built the area.

Home Staging as Residential "Dress for Sucess"
Home Staging as Residential ‘Dress for Success’

Updated: 09.23.09
At a recent expo on home staging, experts presenting industry tips and training included Terrylynn Fisher of Diablo Realty, Cindy Bryant of Redesign Etc. and Kym Hough of Staged to Sell and www.stagerslist.com.
Even home stagers think of themselves as the hired guns of housing.
Property owners hoping for a quicker sale — and realty agents not wanting to overstep the sales relationship with their clients —sometimes turn to these third-party experts who’ll visually re-package a listing to stand out in a crowded field.
Whether charging by the project or by the hour, home stagers make changes that range from subtle to sweeping, inside and out.
Some home stagers have warehouses of furnishings, art and accessories for use and a roster of contractors on tap. Others will shift around, winnow and store what a client already has in place.
“A house is a consumer product,” said certified home stager Kym Hough of Staged to Sell and www.stagerslist.com, an online industry resource. She was in Houston this summer for an exposition targeting local staging professionals.
Home staging is “merchandising the home to sell,” Hough said. The idea is to make would-be buyers imagine themselves in the space. Even small changes can make a big difference in that general appeal, she said.
Good real estate professionals address some of the points of home staging, she said. But whereas a sales-focused agent is thinking of a home as being four bedrooms-three baths with hardwoods and pool, a home stager is thinking about lingering odors, dingy wall and window treatments, clutter-busting and even swapping out grandma’s old furniture.
“It’s about the package and how to present it for this market, this street,” Hough said.
As with theater, home staging includes the overall experience, from lighting, flow, function and decor to ambience.
Buyers are easily distracted by what the homeowner no longer even notices, Hough said.
In contrast, home stagers focus buyers’ eyes on the features being sold, explained Realtor Terrylynn Fisher of Diablo Realty. She’s a certified staging professional, or CSP, as well as Hough’s StagersLIST business partner. Home stagers think like buyers and package a property to connect with the emotions of the transaction. “It’s an art and a science,” Fisher said. Third-party intervention
Realtors said they can only go so far with their pre-sale suggestions for sprucing up a listing because they need to keep the client relationship strong.
“The Realtor has to soft-soap it,” said Peggy Vineyard of Martha Turner Properties of the do-overs homeowners sometimes need to hear about their home’s decor and condition. “It’s easier coming from a third-party,” she said. And Realtors don’t always have the time to manage what needs to be done to a property, she said. The challenge is to help buyers visualize themselves in the home, she said. Buyers buy what they can see, not what it can be,” she said.
Local home stager Shannon Paige Boysen has made it her business to say what needs to be said and to execute what needs to be transformed. She does so drawing on her design savvy and her advertising background. “Decorating to live in a house and decorating to sell a house are two different things,” she said. That ‘80s-era pit sofa, for example, has got to go. Sometimes, she said, “clients push back — until they see how well it works.”
The bottom line, Boysen said, is that “you hire me to come in and make it look good. It’s not a personal shopping experience.”
Profession growing
Home staging isn’t a new practice. Tweaking a property to show well is part of any listing, said Kris Holt of Greenwood King Properties. Less clutter, higher wattage in lighting, trimmed landscaping, fresh paint and “removing what’s not part of the sale,” are typical to readying a home for sale, she said.
Most homeowners and their agents practice home staging basics “without even realizing it,” she said.
Some homes, especially large vacant ones and those with open floor plans, benefit from staging to help would-be buyers see themselves in the space, she said. Staging can also help them see how to define room functions in the more open spaces of recent floor plans.
If the home staging practice isn’t new, the profession is, with its own certification and a growing industry association, Hough said.. An estimated 20,000 home stagers are working in the U.S., based on membership in such organizations as RESA, the Real Estate Staging Association. Houston is an emerging market for home stagers, Hough noted.
One of them is Cindy Bryant of Redesign Etc., who is also RESA’s regional vice president. Quoting a realtor.com survey, Bryant said 92 percent of people start their home-buying search on the Internet. If a house doesn’t photograph well, people will never even make it to the front door.
“Buyers will tend to remember a beautifully staged home, and it will stand out in their minds, much like model homes do,” Bryant said. “Everyone loves model homes. Most people walk in and say, ’Wow, I can see myself living here.’ Home staging reveals how the house can look and a potential buyer will be able to visualize himself living there.”
Earlier this year, Bryant helped transform a client’s house from a messy bachelor pad to a sophisticated, inviting house. It sold in 17 days.
Fees a la carte
Home stagers offer a variety of services and fee structures.
While a quick home staging consultation for a bid is often free, the report chock full of suggestions and treatments is not, typically running $250 to $350. The work itself carries additional charges for contractors, or for furniture and accessory rental or storage. This can run in the thousandsj
Hough said it is hard to give a staging estimate over the phone because everyone’s house presents unique challenges. A home might need little more than rearranging furniture or as much as new paint and carpet after serious mucking out.
Some home stage clients reportedly like the neater, tidier results so much, they wish they weren’t moving at all, Hough said. That’s why home stagers also offer stage-to-live or redesign services for clients’ new homes.

Some home stage clients reportedly like the neater, tidier results so much, they wish they weren’t moving at all, Hough said. That’s why home stagers also offer stage-to-live or redesign services for clients’ new homes.

Kids Wish Network-Houston Girl Gets Her Dream
I recently completed a wish for a very special young lady named Gabby from Houston, TX. Gabby suffers from Sickle Cell Disease. When I spoke to Gabby in the fall she told me her only wish was for a Betty Boop bedroom makeover! I began working on getting furniture and Betty Boop items. There were many Betty Boop Vendors who contributed a vast array of Betty items including bedding, rugs, lamps, bathroom items - you name it, we got it! Getting her just the right furniture however, took some time.
Last month I received a call from Christine of Four Hands Furniture out of Austin, TX. She agreed to donate a queen sized four poster bed, two end tables and lamps. I then contacted Bi-Rite Furniture out of Houston, TX and Turbo, the owner agreed to donate a dresser and mirror. Reyes Ortiz the owner of Ultimate Comfort also donated a queen pillow top mattress and box spring. So finally we had the furniture!!
I also enlisted the help of Cindy Bryant the owner of Redesign Etc., Inc. and Bennett Taylor of Elements by Taylor to put everything together. Cindy accepted delivery of all the “Boop Stuff”. Bennett not only painted a 4′ X 4′ Betty “Mural” but ran all around town picking up furniture.
Last Tuesday I sent Randall from Randall’s limo’s to pick up Gabby and her mom and get them out of the house while Cindy and Bennett went to work. Randall took Gabby to Westpark Wal-Mart where the asst. manager Terry Lazar had a Flat Screen TV waiting for her. After they picked up the TV they went to Olive Garden for lunch.
Meanwhile back at home, Four Hands had the furniture delivered and Bennett brought her mural and the furniture she collected, while Cindy worked fervently to get everything set up for the “Grand Unveiling”. When Gabby got home she was very surprised and very happy with her new bedroom. Gabby’s mom Janet said “she had the best night’s sleep she’s had in a long time”. Gabby is excited to have her friends come over to check out her new room.

"Redesign Etc, was honored and humbled when asked to design the room for Gabby, she is a "little sweetie pie". This experience is the best one I've had so far, it really was so much fun and to see everything come together, and people give of their time, goods and services, was such an overwhelming feeling for me. Gabby is a special and brave young lady, one that I will never forget."
