It's Episode 9 of Selling LA. Technically, it's actually Episode 10, since there was a preview episode run over the summer. For those who are interested, that preview episode runs again today at 4:30 PM on HGTV. It even features a cameo by infamous Downtown LA developer Barry Shy! This week we're reunited with Valerie Fitzgerald and we meet broker Lee Ziff for the first time. Let's make him feel welcome by excoriating him in the comment section.

We begin with Valerie Fitzgerald of the Valerie Fitzgerald Group. Good news for those of you who were worried about never seeing Valerie Fitzgerald on TV ever again. Like Nicole Contreras last week, Valerie has issued a press releasesaying she will be in Season 2 of Selling LA . Set your DVRs now.

This episode, Valerie is listing a home in the Mulholland Estates (the Real Estalker gives an excellent rundown of the current tenants in that hood). The 14,000 square foot house located at 13964 Aubrey Rd is listed at $13.995 million and is ready to jump on the market, except for one tiny detail. The massive house (feat. seven bedrooms and eight and one-half baths) is empty and needs to be staged. So Valerie joins professional stager Meredith Baer for a tour of the house. After quick introductions to William Lim and his brother, the pair responsible for constructing the house, Valerie takes Meredith through an ooh- and ahh-filled tour of the empty mansion.

Valerie and Meredith sit down to discuss the costs of staging the house. Meredith offers a price of $65k just to stage the public rooms and the master bedroom. That's easy enough. Good times. Let's get going. Oh, but wait. If, per Meredith's suggestion, we do the house right--with all custom furnishings--thecost is actually $600,000. Somebody please slap a baby. That is crazy talk!

After hitting Valerie with the outlandish total, Meredith is able to give her an equally absurd total of $300k for staging using a combination of custom pieces and set pieces. See how that worked? Hit em high early, so that when you give the real number it doesn't seem so bad in comparison. Valerie tells Meredith she'll need to talk to William to see what he wants to do.

Later, Valerie takes William to Meredith's warehouse of wonderful furniture pieces. She tells Meredith that William has decided to spend $300k on the home staging. Poor William. It looks like all the blood drained from his face as he realized how much money he's laying out. However, Meredith literally jumps for joy after hearing he's agreed to spend the money.

During the tour of the warehouse, which includes lovely art pieces, mirrors, chairs, and a mounted bear head (that has either its tongue or a price tag hanging out of its mouth), Valerie tells Meredith that she has decided to throw a fashion party at the house for ladies in the area. Hopefully, having the housewife and clotheshorse contingent of the Westside into the house will lead to a potential buyer. Poor William is dubious about this idea, but he continues to be steamrolled by Valerie.

Meredith finally presents the staged home to Valerie and William. They both love what she's done, and for $300k they should. The home now has some life to it. Valerie quickly hosts her fashion party/open house, with local ladies looking at clothes while also touring the house and eating tiny sandwiches. The general feedback is positive and Valerie is able to tell William that things are looking up. One of these rich ladies may be a potential buyer!

At episode's end, we rejoin Valerie at another listing where she is showing a fellow broker, Tania Ferris, a comparable house located at 904 Hartford Way in Beverly Hills. She wants Tania to compare the house on Hartford with the Mulholland Estates house. Tania agrees that the Mulholland Estates house is far superior and her celebrity clients would probably like that house better. She also compliments Valerie on the staging job that was done. Valerie nods her head in agreement. However, (stop us if you've heard this one before), the postscript says that although the home has received some looks, they have not received an offer yet.

In the second storyline, Keller Williams agent Lee Ziff explains to us that he is going to visit his clients, Scott and Rachelle, in Brentwood. They live in a multi-million dollar home located at 1305 Allenford Ave. overlooking the Riviera Golf Course, and they are ready to sell. The house features five bedrooms, seven and one-half baths, a screening room with a stage, and wood beam ceilings and is being listed at $8.495 million. Lee explains that, although the home is great, it holds a deep, dark secret. Apprently, the house next door slightly overlooks the backyard. Therefore, the house is a disaster and only poor people will want to live there. Or something like that.

During a tour of the house, Lee explains to Scott and Rachelle that investing in some landscaping to block the neighbor's view could result in a half-million to million dollar difference in the sale price. At Lee's urging, they agree to look into the screening idea, but only if it doesn't cost too much.

Lee meets with Eyal Zuker, who is described as one of LA's finest landscapers. In order to create the privacy barrier Lee believes is needed to sell the house, they're going to need to find some plant material that is thick and tall. Eyal suggests bamboo. But in order to get the 30 to 40 foot tall bamboo plants into place on the property, they will need to use a crane to lift them in. Eyal estimates a price of $35k to get the crane and plant materials. Seriously? That's all? You can't even furnish the dining room in that other house for that amount. Scott and Rachelle need to suck it up and spend the dollars to keep their neighboring Gladys Kravitz at bay.

Lee brings Eyal to meet with Scott to discuss the plan to put in the big bamboo privacy wall along the property line. Scott isn't pleased with the $35k price tag, but admits that he has to trust Lee's expertise on what will get top dollar for the house.

The crane and the workers arrive tout de suite and all goes according to plan. The bamboo is lifted into place with only a few wobbles and what we're left with is an impenetrable bamboo wall. Now Scott and Rachelle can do what they want to do without their neighbors peeking in.

At episode's end, Lee brings other brokers through house, where he proudly points out the big bamboo screening, which everyone seems to like. Based on the reaction, he anticipates that a seller is just around the corner. Sadly, the postscript at the end says that the house did not sell, and in fact has been pulled off the market by Scott and Rachelle. And so ends another episode.

Houston Home Sellers, don't panic, I can guarantee you home staging will not cost anywhere near that amount in the Houston market. Not even in the most prestigious of neighborhoods. If that were true, we'd all drive a Lamborghini, own a private jet and have luxury homes in the most prestigious areas of the world!

Starting next week Redesign Etc. will start posting photos of before and afters of homes that we have staged or consulted on and the home sellers have staged. We have over 3000 photos, so we thought it time to get some of them out there.

This will give you an idea of what we do, and the difference our home staging services in and around Houston can make. There will be condos, town homes, single story, two-story, three-story, estates, commercial properties and even a skyscraper! There will be examples of "Vacant" Home Staging, Occupied or Redesigning to Sell, Investment Properties, Builders Models and DIY Homeowner stagings, (after our Home Staging Consultation service).

Here is a sneak peak of an owner occupied home that was in the process of staging after a consultation. The homeowner did everything Redesign Etc. recommended. After using their own items and purchasing a few decor pieces that we suggested, the home was ready to sell. You now notice the upgrades that differentiated this house from it's competitors. The granite, stainless steel appliances, large tile and new light fixtures. They pulled everything together and sold this lovely home to the first buyer's that looked at it.

Meanwhile, two other League City, TX homes on the very same street had been on the market for a year and were still for sale months later.

Working in the Houston Texas area, I see quite a few deer heads, horns and exotic animals. The hunters I've met have quite a passion for their trophies on the wall.

I've learned to incorporate then into their homes when decorating, especially for move-in decorating and they look fantastic.

When it comes to home staging, I've found that they can be used tastefully and subtly to enhance a room, more so with the horns vs. the entire head.

I don't want to sterilize a home when staging, but leave some personality in it while still making it neutral and appealing to potential home buyers.

If you're selling a home these days, in most parts of the country, just putting up a for sale sign and hoping for the best probably won't be enough. In a sluggish real-estate market, homeowners sometimes have to take extra steps to make a sale. For sellers trying to make a good impression, home staging has become a popular way to increase a home's selling price and decrease selling time.

Home staging is arranging furniture and decor with the intent to showcase a home for sale. It could cost you nothing -- a simple cleaning and the removal of day-to-day living items can sometimes be all you need. But it can also involve some financial investment -- like painting, improving the landscaping and adding furniture and plants to give potential buyers an idea of what their new home would look like.

So where do you start? Should you hire someone to stage your home for you, or can you do it yourself? If you want to hire someone, where do you look? If you do it yourself, what do you need to know? Do staged homes actually sell faster and for more money? We'll answer all of those questions as we explore how home staging works.However, staging isn't decorating, according to real-estate professionals. It's more like depersonalizing a home so that prospective buyers can imagine themselves in it. This can mean removing family photos, piles of newspapers and the cat's litter box, as well as adding neutral-colored paint and carpet and buying new appliances.

Clear appliances off kitchen counters -- you want to sell counter space, not clutter.

There are easy, affordable ways to spruce up the inside of your home. The general advice is this:

Clean, clean, clean. This is the most important rule of staging a home. And cleaning doesn't just mean vacuuming the carpet and scrubbing the bathroom (although that's important, too). It includes cleaning under the countertops, replacing shower curtains, cleaning the grout between tiles, steam-cleaning the carpets, dusting the crown molding and ceiling fans, washing the windows (inside and out), polishing all fixtures and wiping down all appliances (inside and out). There should be no sign of dirt anywhere, and sometimes homeowners miss spots because they forget that some places even exist -- for instance, windowsills and closet interiors. Using a professional cleaning service might be a wise investment.

Sell the space, not the stuff. You're going to have to clear out your things so buyers don't have to look past your family photos to see your home. To prevent potential buyers from getting distracted, you should remove all memorabilia. Some stagers even recommend removing mirrors so buyers don't get sidetracked by seeing themselves. However, others say that mirrors can make a room appear larger, so it can depend on the home. And clearing the kitchen counters of appliances allows you to sell the counter space instead of the appliances. After all this purging, you could be left with empty walls, so many home stagers will find cheap art outside -- it can be as simple as gathering leaves and enclosing them in simple frames. Most stagers also recommend depersonalizing bathrooms by replacing personal hygiene items with plants or pottery.

You should also arrange furniture so it's easy for potential buyers to navigate a room. Typically, this involves removing furniture (another good reason to rent storage space), but also pay attention to the room as a whole -- if there's too much furniture or decor on one side, it can feel lopsided. And whatever you do use to decorate, group them in objects of three at varying heights to make them pleasing to the eye but not distracting or cluttering.

Let there be light. If a room is clean (and it should be), let the buyers see it. Most pros recommend maximizing natural light by opening curtains and shades -- some even suggest removing all window dressings, as long as there aren't obvious holes and nails in the wall when they're taken down. If weather permits, open windows let in fresh air, an added bonus because it removes your scent, which can further distract buyers. Also, turn on all the lights in the house to make rooms appear brighter and bigger.

Texas real estate professionals and homeowners temper their home values expectations; Obama’s approval rating at 30%.

Fifty-seven percent of Texas real estate professional and 58% of Texas homeowners expect home prices in the Lone Star State to remain the same over the next six months. The second quarter 2010 Texas home prices survey revealed that 38% of Texas real estate professionals expected prices to remain the same vs 40% who expected prices to remain the same in the second quarter 2009 Texas home prices survey.

Texas home owners continue to believe that their homes are worth more than their Realtors’ are telling them with 82% believing that their homes are worth more than their Realtors’ recommended listing price.

Texas home buyers continue to believe that homes are overpriced in their state. In the current survey 63% of Texas home buyers believe that home prices are over priced vs. 67% who thought so in the second quarter of 2010 vs. 61%% who thought so in the first quarter 2010 Texas home prices survey.

Texas homeowners also held a dim view of the President’s performance with just 31% approving.

I did a consult this weekend, with some staging, and the homeowners couldn't believe how the changes had made such a big difference. They both commented that they would have never thought of doing these things and were so glad that the suggestions made were doable. And best of all the changes were only going to cost a few hundred dollars to get their home completely ready to put on the market.

When they say the "nose" knows, it's really true. I have been into alot of homes that were emitting some strange smells. Pet odors, body odor, dirty house odors, dirty laundry odors, food/cooking/spice odors, smoke, dirty linens odor, and some strange unidentifiable odors. There's more, but you get the idea.

Unfortunately, we get used to the way our homes smell. Have you ever gone into someones house, and walk through an area and catch a whiff of something, maybe from the dirty laundry hamper?

This is one of the biggest turnoffs for buyers when looking at homes, even over cleanliness (it's a very close 2nd). The difference is, a house can be cleaned, but odors penetrate into carpet, padding, walls, linens, draperies and fabric of any kind. And it can be quite a chore to banish them.

One examples of the worst cases I've ever smelled was from pet odors. I walked into the front door and it hit me like a ton of bricks. I thought maybe it was isolated in that area, but the further in I got the more intense it got. I literally got a migraine, and went outside a few times, it was that bad.

They explained their kids had brought down a couple of dogs and a cat. The dogs were long gone, but the cat was still there.

Here was the puzzle, this house had been practically gutted because of some water damage. The floors were down to concrete, the walls had been stripped of all wallpaper, there was no fabric type materials left, and no draperies.

I felt extremely bad for these sellers, as it was an odor free home before, and now they are plagued with this extreme odor. The sellers didn't smell it, but I guarantee a buyer will and turnaround and walk right out!

Luckily, it's being updated and we will be replacing everything and will make sure sure the odor goes away.

Sellers... you can't smell your own odors.

At a recent expo on home staging, experts presenting industry tips and training included Terrylynn Fisher of Diablo Realty, Cindy Bryant of Redesign Etc. and Kym Hough of Staged to Sell and www.stagerslist.com.

Even home stagers think of themselves as the hired guns of housing.

Property owners hoping for a quicker sale — and realty agents not wanting to overstep the sales relationship with their clients —sometimes turn to these third-party experts who’ll visually re-package a listing to stand out in a crowded field.

Whether charging by the project or by the hour, home stagers make changes that range from subtle to sweeping, inside and out.

Some home stagers have warehouses of furnishings, art and accessories for use and a roster of contractors on tap. Others will shift around, winnow and store what a client already has in place.

“A house is a consumer product,” said certified home stager Kym Hough of Staged to Sell and www.stagerslist.com, an online industry resource. She was in Houston this summer for an exposition targeting local staging professionals.

Home staging is “merchandising the home to sell,” Hough said. The idea is to make would-be buyers imagine themselves in the space. Even small changes can make a big difference in that general appeal, she said.

Good real estate professionals address some of the points of home staging, she said. But whereas a sales-focused agent is thinking of a home as being four bedrooms-three baths with hardwoods and pool, a home stager is thinking about lingering odors, dingy wall and window treatments, clutter-busting and even swapping out grandma’s old furniture.

“It’s about the package and how to present it for this market, this street,” Hough said.

As with theater, home staging includes the overall experience, from lighting, flow, function and decor to ambience.

Buyers are easily distracted by what the homeowner no longer even notices, Hough said.

In contrast, home stagers focus buyers’ eyes on the features being sold, explained Realtor Terrylynn Fisher of Diablo Realty. She’s a certified staging professional, or CSP, as well as Hough’s StagersLIST business partner. Home stagers think like buyers and package a property to connect with the emotions of the transaction. “It’s an art and a science,” Fisher said. Third-party intervention

Realtors said they can only go so far with their pre-sale suggestions for sprucing up a listing because they need to keep the client relationship strong.

“The Realtor has to soft-soap it,” said Peggy Vineyard of Martha Turner Properties of the do-overs homeowners sometimes need to hear about their home’s decor and condition. “It’s easier coming from a third-party,” she said. And Realtors don’t always have the time to manage what needs to be done to a property, she said. The challenge is to help buyers visualize themselves in the home, she said. Buyers buy what they can see, not what it can be,” she said.

Local home stager Shannon Paige Boysen has made it her business to say what needs to be said and to execute what needs to be transformed. She does so drawing on her design savvy and her advertising background. “Decorating to live in a house and decorating to sell a house are two different things,” she said. That ‘80s-era pit sofa, for example, has got to go. Sometimes, she said, “clients push back — until they see how well it works.”

The bottom line, Boysen said, is that “you hire me to come in and make it look good. It’s not a personal shopping experience.”

Profession growing

Home staging isn’t a new practice. Tweaking a property to show well is part of any listing, said Kris Holt of Greenwood King Properties. Less clutter, higher wattage in lighting, trimmed landscaping, fresh paint and “removing what’s not part of the sale,” are typical to readying a home for sale, she said.

Most homeowners and their agents practice home staging basics “without even realizing it,” she said.
Some homes, especially large vacant ones and those with open floor plans, benefit from staging to help would-be buyers see themselves in the space, she said. Staging can also help them see how to define room functions in the more open spaces of recent floor plans.

If the home staging practice isn’t new, the profession is, with its own certification and a growing industry association, Hough said.. An estimated 20,000 home stagers are working in the U.S., based on membership in such organizations as RESA, the Real Estate Staging Association. Houston is an emerging market for home stagers, Hough noted.

One of them is Cindy Bryant of Redesign Etc., who is also RESA’s regional vice president. Quoting a realtor.com survey, Bryant said 92 percent of people start their home-buying search on the Internet. If a house doesn’t photograph well, people will never even make it to the front door.

“Buyers will tend to remember a beautifully staged home, and it will stand out in their minds, much like model homes do,” Bryant said. “Everyone loves model homes. Most people walk in and say, ’Wow, I can see myself living here.’ Home staging reveals how the house can look and a potential buyer will be able to visualize himself living there.”

Earlier this year, Bryant helped transform a client’s house from a messy bachelor pad to a sophisticated, inviting house. It sold in 17 days.

Fees a la carte
Home stagers offer a variety of services and fee structures.
While a quick home staging consultation for a bid is often free, the report chock full of suggestions and treatments is not, typically running $250 to $350. The work itself carries additional charges for contractors, or for furniture and accessory rental or storage. This can run in the thousandsj

Hough said it is hard to give a staging estimate over the phone because everyone’s house presents unique challenges. A home might need little more than rearranging furniture or as much as new paint and carpet after serious mucking out.

Some home stage clients reportedly like the neater, tidier results so much, they wish they weren’t moving at all, Hough said. That’s why home stagers also offer stage-to-live or redesign services for clients’ new homes.

There are plenty of options and opportunities for gardeners this time of year. Here, as a quick checklist, are some of the most critical.

• Dig and divide spring-flowering perennials, including violets, oxalis, iris, daylilies, Shasta daises, coneflowers and hardy amaryllis.

• Plant cool-season annuals, such as pansies, pinks, snapdragons, ornamental cabbage and kale, and others.

• Keep mowing right up until frost. Letting grass grow taller does not increase its winter durability. Tall grass actually becomes weak grass.

• Keep fallen leaves off your lawn. They compact, trapping moisture underneath. Turf diseases love those conditions. Either bag or rake them. Use them in the compost pile. Do not send them to the landfill.

• Remove dead or damaged branches from trees before the trees lose their leaves. That way you can distinguish them from healthy limbs.

• Apply glyphosate herbicide to lawn areas where you want to develop a new garden plot late this winter. You must spray before grass and weeds go dormant for winter, or you'll have to wait until April.

• Root-prune established trees and shrubs you intend to transplant this winter. Cut around the plant at the location where the final digging will be done. The severed roots will send out new roots, and they will hold the soil ball together more firmly.

• Clean and oil hand tools when you have finished using them for the season. Take power equipment in for repairs.

• Prepare houseplants for move indoors for the winter. Gradually acclimate them to darker conditions by cutting back on the water and nutrition you give them.

• Buy quality bulbs from independent retail garden centers – where you can talk to the experts. Remember that tulips and Dutch hyacinths must be given artificial "chilling." Put them into the vegetable bin of your refrigerator for at least 45 days at 45 degrees. Daffodils and grape hyacinths can be planted as soon as you buy them.

10 Tips For Downsizing Your Home

Today many people are downsizing due to the economy, age, company transfers or being empty nester's. Some just want less maintenance and smaller mortgage payments. In any case, it is a difficult task.

Here is a list of tips and advice to help you downsize.

1. Make a list of items that are must haves. If items don't make your MVP (Most Valuable Possessions) list then get rid of it. If you have sentimental pieces, give them to relatives, or close friends that will appreciate them.

2. Recycle, don't throw away. Please consider sorting items that can be reused or recycled or donated instead of throwing away. Remember, another mans trash is another mans treasure.

3. Start with key rooms. Start with the largest most cluttered rooms first. The kitchen usually has the most little items in cabinets and drawers. The family room should be next, master, then other rooms.

4. Get another perspective. If you are having trouble getting rid of items, bring in a friend, relative or professional home stager, someone that doesn't have an attachment to items like you do.

5. Get rid of the clutter as soon as you know you are moving. This is the hardest thing to do, but start as soon as you can, tackling a little bit everyday, even an hour or so will help. Don't try to get everything done at once, it will not only be exhausting, but overwhelming. Eventually, when moving day comes you will have everything ready.

6. Know how much new space you will have. You may go from a home with a formal dining room to one with none, or 4 bedrooms down to 3. You will have to prepare yourself that you will need to let go of furniture and accessories. Giveaway to relatives, donate or auction off higher end pieces. Don't try to cram everything into your new space.

7. Have 4 piles. Sort into four different areas. Keep. Donate. Give to family members. Throw away.

8. When organizing new space. Use clear bins or totes to keep things organized. They are efficient, you can see what's in them, and they stack well.

9. Purge your closets. This is a great time to donate your clothes to a shelter. If you haven't worn it in at least 2 years get rid of it. Especially if you're moving to a warmer climate from a colder one, thin out the long sleeves and vice versa.

10. Take a breath and relax. Realize this is one of the most important steps you'll be taking in your life. Try to look forward, and understand that downsizing will probably give you more time to do things that you really enjoy. Less or no yard work, less maintenance, less to clean, less money for mortgages which means more money to spend on other things you want to do.

Serious About Selling Your House? Read what the 2008 NAR Survey Says

The National Association of Realtors (NAR) Sellers Survey for 2008 showed that:

• Buyers used a variety of resources in searching for a home: 87 percent used the Internet.
• Fewer buyers rely on a home book or magazine, home builders, television, billboards and relocation companies. Buyers most commonly start their search process online.
• When asked where they first learned about the home they purchased 32 percent said the Internet; 15 percent from yard signs; 7 percent from a friend, neighbor or relative; 7 percent home builders; 3 percent a print or newspaper ad; 2 percent directly from the seller; and 1 percent a home book or magazine.
• Local metropolitan multiple listing service Web sites were the most popular Internet resource, used by 60 percent of buyers.
• Buyers searched a median of 10 weeks and viewed 10 homes.

What do these statistics say? They say that the majority of home buyers, (87%) are starting their search on the internet, as their main source for buying a home. A picture is worth a thousand words, and if your photo's don't reflect a warm and inviting, picture perfect home on the internet, buyers won't even make it to your front door.

It also means there is a short timeframe they are looking and a small amount of homes that they are viewing. Why? Because they have already looked on the internet and ruled out the homes they weren't interested in. This means you have to be the most competitive and aggressive with how your home looks. If home buyers are only looking at a total of 10, odds are if your house is not picture perfect, it won't even get the chance of a walk-through from a buyer.

Home sellers can't afford not to be ready for the selling season; you have to be show ready when buyers are out looking. When you miss that short period of time, your house becomes a stale listing, and real estate agents don't show it as much, because it has lost its appeal, they will show the newer fresher listings. It also shouldn't stay on the market a long period of time, this tells the buyer, that a price-reduction is probably imminent.

Don't think that de-cluttering, cleaning, picking up all of the toys, and straightening up will do the trick either. That is not home staging, and don't be mislead that it is. That is getting your house clean, and ready to be staged. Home Buyers are looking for their perfect dream home, they want to imagine what it would be like to live there.

If it's vacant, your chances are even worse, buyers want to see a homey place; they want to see livability, functionality, and use of space. Not poorly rearranged mis-matched furniture, that is outdated and thread bear.

This is probably your biggest investment; spend a few hundred to a few thousand dollars to not only get your home sold, but to get it sold fast. Make your home the stellar stand-out in the area that outshines all of the others you are competing with.

We highly recommend a home staging consultation for any home, no matter of age, size or condition. It will be the least amount of money for your biggest investment to merchandise your property, which is unfortunately mandatory in this economy being a buyer's market. Home buyers have a mass amount of homes to choose from.

Organizing Kid's Closet's

These adorable 2'-3' little people we call children are not always the best at putting things back where they belong. Sure, it's easy for us to go through their rooms and organize it, but we have a few feet on them. The secret to having them put things up is to have them help you with the original organizing of the their room.
When you decide to start, make sure your children are with you and make a game out of it. They love that, and more so, they love spending time with you. The key is making sure they can reach everything.

Put out of season clothing in boxes in another part of the house.
If possible put a hanging rod in the closet that they can reach. A substitute would be to use an adjustable shower curtain rod, but only a light amount of clothing could be hung on there. No heavy coats.
Take out games they are not playing with so much anymore, maybe there are some they've outgrown.
Take out books, and crafts, school papers and again put them somewhere out of their room, if possible.
If their closet is big enough, you can put these items on the top shelf, but just keep the lower ones free.
Put a plastic cart with drawers that pull out to keep misc. items in them. Copy or cut out pictures or make labels of what is to be put in each drawer so they will know that everything has a place.
Store stuffed animals in a hammock where they can reach it.
Get containers that will fit underneath and slide under bed for toys, games, crafts, etc. Again label with pictures, or a label maker.
Use a clear shoe bag for the small things. Make sure it is hanging low enough for kids to reach. If they can read you can label each compartment or again put pictures on them. Loose change, matchbox cars, rings, etc.
Buy or make some decorative shelves for some of the items they can look at but can't touch. Breakables, figurines, collectibles.
Use a small coat rack with pegs on it on wall to hang bracelets, purses, umbrella's on it.
The bottom line is to keep everything on their level until they get older. They will be more perceptive and likely to put things up and maybe it won't be such a big event!

Vacant Home Staging...Do You Really Have What It Takes?

I added on to a previous post that I feel is even more important with vacant homes sitting everywhere, and hobby stagers trying to get into the business.
With vacant homes on the rise in the real estate market more people are turning to Home Staging to give their home that competitive edge. What most people don't realize is the time and labor involved in staging a vacant home. Here is an example of what can go into the process from start to finish.
After the necessary recommendations and improvements from the Home Staging Consultation Report has been implemented the acutal Home Staging process begins.

The following usually takes place:

Visiting the property to take a look at each room, the space, feel, and style of home.
Visually figuring out what furniture and accessories will best fit the spaces to be done, also known as space planning.
Taking photos of each room.
Figuring out the cost of furniture and accessories for the house.
Ordering furniture, paperwork, contracts, and phone calls.
Delivery of furniture from Furniture Company, if you use one.
Going to warehouse to start picking out and packing accessories.
Getting a truck, or trailer to carry all of the items you'll need.
Loading all items, accessories and furniture into truck or vehicle of choice. (Hoping you don't need anything else and have to make several trips)
Driving to location.
Unloading items from truck, unpacking, and placement of items and furniture, known as hands-on staging.
Take after photos.
Taking all excess that's not used, including totes or boxes and load back into truck.
Drive back to warehouse to unload.
Drive home and Crash!
Wake up the next day sore from head to toe, with scrapes, bruises and cuts, (forget the nails).
House Sells...Then What?
Call furniture company to pick-up furniture.
Drive to get truck that you'll be using to bring items back.
Drive to warehouse to get totes and boxes to put items from home back into them.
Drive to house that has now sold.
Start packing, bubble wrapping, and placing all items in totes.
Load furniture and accessories into truck.
Drive back to warehouse.
Unload, Unpack, and put everything back into warehouse.
Take truck back.
Drive home and crash again!
The next day start all over!
This is just an example of what usually happens, every Home Stager does it a little differently.
The average time from start to finish can average between 20-25 hours.
So when someone asks what the big difference in staging a vacant house versus a home with furniture already in it put your pencil to the paper and figure out how much time you spend from start to finish.

Study Shows Vacant Houses Are Slower To Sell

In a recent study and article by redfin.com the #6 reason to a slow sale of a house was to show it vacant. The study suggests keeping your homeowners there. It showed 9.5% of homes that were vacant would go through a price reduction, based on what a buyers thinking process was when buying a home. When they see it empty, they automatically assume the homeowner needs to get out fast, thus bidding low.

Staging homes adds a dimension to selling

Cindy Bryant grew up watching her mom prep homes for sale.
After spending most of her career marketing professional athletes, she started her own home-staging business, Redesign Etc., a year ago.
Staging entails cleaning, stylizing and depersonalizing homes so others can imagine living there.
Staging can also mean painting, new landscaping and other changes, depending on how much a homeowner is willing to invest in marketing a home.
Bryant recently spoke with Chronicle reporter Purva Patel about home staging. The following are excerpts of that conversation.

Q: With home sales slowing in parts of town, are you seeing more sellers resorting to staging services?
A: Absolutely. Yes, the market is not great, and I'm getting a lot of calls every day. People are having their houses on the market three to six months now and they're not getting any traffic to the house.
If you can't get traffic, you don't get offers. I'm getting more calls, and some people are calling before they put their house on the market because they realize there is so much competition. They want to start out with a bang rather than have to sit on the market for six months.

Q: How long does it take to sell once a house is staged?
A: Nationally is a whole different can of worms because every city and every market is different. In Houston, for my business, I've had houses sell in two days. My houses usually sell under 30 days. On average they sell about two weeks after they've been staged by our company.
I had a house that was on the market for a year, and it sold two days after it was staged. I got a call from an owner, who said the Realtor had said their million-dollar view would sell the house. After a year, she called me and said, "My million-dollar view is not selling this house."
I came in, picked out some paint color, completely repainted the whole place, brought in furniture and redid the whole place. Two days later, she had a full-price offer. So it does work.

Q: Are there any particular types of pieces that are better suited for staging?
A: It depends on the demographics of where the home is that you're staging. It's different in the suburbs versus a loft downtown. That's going to appeal to two different types of people — a family home in the suburbs as opposed to a loft that would appeal to young professional couple living in the city. That's why I pick up all kinds of pieces: urban, modern contemporary and traditional pieces as well.

Q: What's the biggest mistake people make when it comes to staging?
A: The biggest mistake is, and I come across this every day, people usually love their homes and it's a very, very emotional thing for them, so it's very hard for people to detach themselves from the house.
Because of that, they cannot look at their house objectively because they've lived there and it looks fine to them. They can't get past, say, their red dining room that maybe they spent hours and hours picking out that red color they love.
They don't understand that not everybody is going to love that red dining room. It's almost like a child to them.
They're just so emotionally attached to it that they can't give an objectiveview.

Q: Have you had to adjust your prices because of rising gasoline costs?
A: No. I should because I do go all over Houston. But I haven't yet. I can tell you it's tough because I drive a Suburban, so it's definitely driving up costs.

Gabby Gets Her “Dream” Bedroom

I recently completed a wish for a very special young lady named Gabby from Houston, TX. Gabby suffers from Sickle Cell Disease. When I spoke to Gabby in the fall she told me her only wish was for a Betty Boop bedroom makeover! I began working on getting furniture and Betty Boop items. There were many Betty Boop Vendors who contributed a vast array of Betty items including bedding, rugs, lamps, bathroom items - you name it, we got it! Getting her just the right furniture however, took some time.
Last month I received a call from Christine of Four Hands Furniture out of Austin, TX. She agreed to donate a queen sized four poster bed, two end tables and lamps. I then contacted Bi-Rite Furniture out of Houston, TX and Turbo, the owner agreed to donate a dresser and mirror. Reyes Ortiz the owner of Ultimate Comfort also donated a queen pillow top mattress and box spring. So finally we had the furniture!!
I also enlisted the help of Cindy Bryant the owner of Redesign Etc., Inc. and Bennett Taylor of Elements by Taylor to put everything together. Cindy accepted delivery of all the “Boop Stuff”. Bennett not only painted a 4′ X 4′ Betty “Mural” but ran all around town picking up furniture.
Last Tuesday I sent Randall from Randall’s limo’s to pick up Gabby and her mom and get them out of the house while Cindy and Bennett went to work. Randall took Gabby to Westpark Wal-Mart where the asst. manager Terry Lazar had a Flat Screen TV waiting for her. After they picked up the TV they went to Olive Garden for lunch.
Meanwhile back at home, Four Hands had the furniture delivered and Bennett brought her mural and the furniture she collected, while Cindy worked fervently to get everything set up for the “Grand Unveiling”. When Gabby got home she was very surprised and very happy with her new bedroom. Gabby’s mom Janet said “she had the best night’s sleep she’s had in a long time”. Gabby is excited to have her friends come over to check out her new room.
